and construction processes to profitably contract, zone, entitle, acquire and construct finished lots, multi-family and retail pads
in tracts and PUD's. Negotiated and managed outside partnerships and builder purchase agreements through construction build-out and
acceptance. Maintained professional and business relationships with stake holders, land sellers, vendors, contractors and appointed
or elected governmental officials.

- Propelled revenues and operating incomes, in excess of 20% annually, over my tenure.
- Assembled and cross-trained a team of 14
professionals, allowing maximum resource leveling and efficiency of operation. Team consisted of attorneys, planners, engineers, construction
managers and acquisition specialists.
- Instituted a GIS system to identify, target and track prospective land parcels for acquisition,
with comparable market pricing. Established a construction cost data base for conceptual cost estimating, thus facilitating rapid
financial analysis of pre-acquisition project performance. potential.
