Full performance responsibility for regional land operations. Led a staff of 14 professionals and consultants through finalization
of acquisition agreements, due diligence, feasibility studies, land planning, budgeting, design, bidding, contracting, construction
and internal/external acceptance of improvements for multiple new communities along the Front Range of Colorado. Site selection/
design of recreation facilities and entry structures. Design/ construction of major capital infrastructure. Specific focus on value
engineering to minimize costs and financial modeling to maximize cash flow timing.
- Spearheaded $30 million critical first phase of construction, for a 1250 acre Master Planned community. Completed on
time and budget, during a period of intense cost pressures.
- Reduced costs in excess of $1 million and deferred in excess of
$5 million in cash expenditures, through value engineering and phasing review of grading and infrastructure design plans on multiple
new communities. Thereby, maximizing cost reductions and optimizing timing of cash flows.
- Devised the cost effective design and repair
of numerous, long standing geotechnical warranty issues. Resolved litigation threats, through negotiation with home owner groups
and associations. For example; a) repair of a land slide and b) construction of a subterranean drain system inundated by ground
water. Both repairs were within built-out residential areas.
